Voltage drop in AC-DC converter

Sir,
I am beginner in this field. I design AC-DC converter (DC Output: 12Vdc and 1A) using PI Expert. I am getting 12Vdc as output,
but when i apply 100mA and 12V load output voltage is going to drop. I don't understand why it happen.
I have uploaded schematic of power supply.

I would troubleshoot this problem as follows:
1. Check the component values. Look for cold solders or unwanted short circuits.
2. How much does the voltage drop? Does it go down to 0V or is it within 5% of 12V?
3. Are you using the right load setting?
4. Look at the drain current and verify the transformer's primary inductance.
